LinkTown Residences Booking & Purchase Timeline

From registering interest to collecting your keys: the usual steps and payments for a new launch like Hougang Central Residences. Project dates are still to be announced.

Buying at LinkTown Residences (Hougang Central Residences) will take several years from first enquiry to key collection. This page lays the journey out in order, so you know what happens at each stage, what you pay and what to prepare. The steps reflect how Singapore new launches usually run; the project’s own dates and process have not been announced.

Preview dates, the EOI window, whether there will be a ballot, and booking day for LinkTown Residences are all to be announced. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch. We will add the actual dates to this timeline as they are released. Before launch

1. Register interest

Registering is free and commits you to nothing. It puts you on the list for preview invitations and launch information. Our registration page explains how this differs from an EOI.

2. Preview and showflat visit

The showflat usually opens to registered buyers first, and the indicative price range is often released around then. This is when you shortlist unit types and stacks, and check your loan limit with your bank. The showflat page has a visit checklist.

3. Expression of Interest and ballot

Buyers who want to take part in booking day usually submit an Expression of Interest, often with a cheque or cashier’s order for an amount set by the developer. For popular launches, a ballot then decides the order in which buyers choose units. The Hougang Central Residences ballot arrangements, if any, are not yet known.

4. Booking day and the OTP (5%)

On booking day you choose from the units still available when your turn comes. The Option to Purchase is issued when you pay the 5% booking fee, which must be cash. Have a second and third choice ready in case your first unit goes before your turn.

5. Sale and Purchase Agreement (15%)

The S&P is typically signed within about 8 weeks, with 15% of the price paid at this stage in cash or CPF. Buyer’s stamp duty, and ABSD if it applies, is payable shortly after signing. Rates depend on your profile, so check them with IRAS and your lawyer rather than relying on a summary.

For homes bought on or after 4 July 2025, Seller’s Stamp Duty applies if you sell within 4 years, counted from the purchase date (OTP exercise), as announced in July 2025. This matters if you are thinking of a sub-sale before TOP. Verify with IRAS.

During construction

6. Progressive payments

Your bank loan is drawn down in stages as the building goes up, and you pay interest only on the amount drawn:

  • Foundation: 10%
  • Reinforced concrete framework: 10%
  • Partition walls: 5%
  • Roofing: 5%
  • Doors, windows, wiring and plumbing: 5%
  • Car park, roads and drains: 5%

The payment scheme page works through the amounts on a sample budget. Whether a deferred payment option will be offered is not known.

Completion and handover

7. TOP (25%)

The Temporary Occupation Permit lets owners move in, and 25% of the price is due. Expected completion for LinkTown Residences is 2030/2031; the TOP date is to be announced.

8. Key collection and defects

You receive a notice of vacant possession, collect your keys and inspect the unit for defects. The defects liability period is usually 12 months from vacant possession, so list issues early and in writing.

9. CSC (15%)

The Certificate of Statutory Completion is issued when all statutory requirements are met, and the final 15% is paid.

If you are not ready by booking day, there may still be units left afterwards. The balance units page will track what is still available after booking day.
