No price list has been released yet. Here is what analysts expect, what that could mean per unit type, and the land and resale prices that frame the estimate.
LinkTown Residences (Hougang Central Residences) has not published a price list. The developers, CapitaLand Development, UOL and Kheng Leong, will set prices closer to the sales launch. Until then, the most useful reference is what property analysts expect, read alongside the land price and nearby transactions. This page brings those together and will be replaced by the actual price list once it is out.
The Hougang Central Residences price list, including prices by unit, stack and floor, has not been released. It is usually published shortly before or at the sales launch. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch. Register below and we will send the price list when it is available.
What analysts expect: S$2,500–2,600 psf
Analysts expect an average launch price of around S$2,500–2,600 psf for Hougang Central Residences. That is an average across the project: smaller units usually carry a higher psf and larger ones a lower psf, and higher floors and better-facing stacks usually cost more than the average. Treat the range as an estimate, not a quote or an offer.

Where the estimate comes from
The land price
The winning consortium of UOL, CapitaLand Development and CapitaLand Integrated Commercial Trust paid S$1.5 billion for the site, or S$1,179 psf ppr. The tender drew three bids, and the top bid was 2.06% above the second (Sim Lian Group at S$1,155 psf ppr). A land rate in this range, plus construction, financing and other costs, is what analysts weigh when they arrive at an expected selling price.
Parktown Residence, the closest precedent
Parktown Residence in Tampines is the nearest like-for-like project: an integrated development with a mall, bus interchange and a future Cross Island Line station, from the same development group. Based on reported transaction data, it sold about 87% of its 1,193 units on its launch weekend in February 2025 at an average of about S$2,360 psf, and was later reported about 98% sold at an average of about S$2,484 psf.
Sengkang Grand Residences on resale
Sengkang Grand Residences, another integrated project with a mall and bus interchange, was completed around 2023. Based on reported transaction data, its resale units averaged about S$2,011 psf in 2025.
Hougang resale condos
Older private condos in Hougang trade well below the new-launch estimate. Based on reported transaction data for the 12 months to mid-2026, Riverfront Residences averaged about S$1,736 psf and The Florence Residences about S$1,877 psf. New launches usually carry a premium over resale for newer facilities, a fresh 99-year lease and, here, a direct link to Hougang MRT and the future CRL interchange.
How the price list will work
Developers often share an indicative price range before launch, then release a full price list by unit. After the launch, the balance units chart shows what is still available and the elevation chart shows stacks and floors per block. Prices can be revised between launch phases, so the first price list is not necessarily the last.
