How the land rate, comparable projects and analysts’ S$2,500–2,600 psf range turn into illustrative prices for each indicative LinkTown Residences unit type.

“Hougang Central Residences psf” is really two questions in one: what will the average price per square foot be, and what does that mean for the unit you want? Nobody can answer either precisely until the developers release a price list. What we can do is show the working: from the land rate, through comparable projects, to the analysts’ range, and then to illustrative prices for each indicative unit type at LinkTown Residences (Hougang Central Residences).
Every figure here is an estimate or an illustration. The analysts’ range is S$2,500–2,600 psf. Unit sizes are indicative and come from the developers’ recent project Parktown Residence, not from LinkTown Residences’ own plans.
Route 1: start from the land
The consortium paid S$1.5 billion for the site, which works out to S$1,179 psf ppr. That is the land cost for each square foot of floor space the site allows. Everything else, from construction to financing and margin, sits on top.
At S$2,500 psf, land would be about 47% of the selling price; at S$2,600 psf, about 45%. The rest has to cover a build that includes an MRT link, a bus interchange and a mall podium. Two limits to keep in mind: the land rate is blended across homes and the commercial space, and developers do not publish their cost stacks. Route 2: check against what buyers have paid
Land tells you roughly where prices should not fall below. Comparable projects tell you what buyers have been willing to pay. Based on reported transaction data (approximate):

The pattern is clear. The analysts’ range sits just above Parktown’s later average, which is the closest like-for-like, and well above older Hougang condos that are not built on top of an MRT station. Route 3: the analysts’ range
Put the two routes together and you arrive where the analysts did: an expected average of about S$2,500 to S$2,600 psf. That is an average. Within any launch, prices spread around it in predictable ways:
- Size: smaller units usually carry a higher psf and larger units a lower psf.
- Floor: each floor up typically adds a little; top floors and penthouses more.
- Facing and stack: open or park views usually cost more than units facing the bus interchange or another block.
- Release phase: developers sometimes open keener and raise prices for later phases.

The last column is the useful one for budgeting. If a 3-bedroom lands S$100 psf above the range, the price moves by roughly S$107,000; if it lands S$100 psf below, it moves down by the same amount. Because smaller units usually carry a higher psf than the average, a real 1-bedroom + study price could sit above the table and a real 5-bedroom below it.

What the estimate means for your budget
Take the 2-bedroom example at S$1,695,000 (678 sq ft at S$2,500 psf), labelled illustrative. For a first home bought by a Singapore Citizen with a first housing loan:
- Loan: up to 75% loan-to-value (tenure within 30 years and not beyond age 65), so about S$1,271,250.
- Down payment: 25%, about S$423,750, of which at least 5% (about S$84,750) must be cash; the rest can be cash or CPF Ordinary Account.
- Buyer’s Stamp Duty: about S$54,350 on the published tiers. ABSD is 0% for a Singapore Citizen’s first property.

Common mistakes when reading a psf estimate
- Comparing psf across very different sizes. A 1-bedroom at S$2,700 psf and a 4-bedroom at S$2,400 psf can both be “fair” in the same launch (hypothetical figures, not estimates for this project).
- Forgetting what is inside the square footage. Strata area can include balconies, air-con ledges and the household shelter, so two units with the same psf and size can feel quite different. Read the plan, not just the number.
- Treating the average as the entry price. Lower floors and less popular facings usually sit below the average, and the best stacks above it.
Could the real price be different?
Yes, in either direction. Interest rates, the number of competing launches in 2027 and how quickly Parktown-style projects have sold will all shape the developers’ pricing. The launch timing itself is not fixed: the site’s working expectation is early 2027, and UOL’s August 2026 results guide a 2H 2027 launch.
