Sengkang Grand Residences vs LinkTown Residences: Two Integrated Condos, One Stop Apart

Sengkang Grand Residences sits over Buangkok MRT; LinkTown Residences will sit over Hougang MRT, the next station down the line. We compare what each integration actually includes.

If you like the idea of taking a lift down to the train, the bus and your groceries, the north-east already has a working example: Sengkang Grand Residences, above Buangkok MRT. LinkTown Residences (Hougang Central Residences) will follow the same idea one station south, above Hougang MRT. Because both are integrated developments on the same line, they are natural rivals for the same buyers. This guide compares them component by component, then looks at price and fit.

Comparing the integration, piece by piece

“Integrated” covers a lot of ground. What matters is which pieces sit under the same roof as your lift lobby.

Sengkang Grand Residences is the more complete civic package: a community club and a hawker centre in the same complex mean cheap meals and classes a lift ride away. CDL described it at launch as the first integrated community and lifestyle hub in the north-east. LinkTown Residences leans towards transport and retail instead, with a much larger mall and, later, a two-line station. In a mature town like Hougang, the community pieces already exist around the site, so the gap matters less than it would in a newer estate.

Rail: Buangkok vs Hougang

Buangkok and Hougang are neighbouring stations, so city trips are almost identical: one extra stop from Buangkok. Both run direct to Serangoon for the Circle Line, Dhoby Ghaut, Outram Park and HarbourFront.

The difference comes with Cross Island Line Phase 1, targeted around 2030. Hougang becomes an interchange, with direct trains to Tampines North and Pasir Ris in the east and to Ang Mo Kio and Bright Hill in the west. Buangkok is not on the CRL, so Sengkang Grand Residences residents would ride one stop to Hougang to change. Our Hougang MRT guide lists the CRL stations.

Price: resale today vs estimate tomorrow

Sengkang Grand Residences launched in November 2019 at an average of about S$1,700 psf. Its recent average of about S$2,067 psf is roughly 22% higher, a useful sign of how buyers have valued integration in this corridor. Past movement says nothing certain about future prices, though.

At analysts’ expected S$2,500–2,600 psf, LinkTown Residences would sit about 21% to 26% above Sengkang Grand Residences’ recent average. Some of that is the usual premium of a new launch over a completed project nearby: a lease that starts later, new finishes, and progressive payments. Some reflects the CRL interchange and the larger mall.

For a sense of scale, take an illustrative 1,066 sq ft three-bedroom, the indicative 3-Bedroom Premium size on our floor plans page (based on Parktown Residence, not LinkTown’s final plans). At about S$2,067 psf it works out to roughly S$2.20m; at S$2,500–2,600 psf, roughly S$2.67m–2.77m. Sengkang Grand Residences’ actual unit sizes differ, so treat this as arithmetic, not a quote. The price list page has estimates for each unit type.

LinkTown Residences prices, unit mix, facilities and maintenance fees are to be announced. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch.

Scale and ownership

At 680 homes, Sengkang Grand Residences is the smaller of the two. LinkTown’s roughly 830 homes will share their podium with a mall owned in full by CapitaLand Integrated Commercial Trust, which also owns Tampines Mall, Junction 8 and Plaza Singapura. How residential and commercial areas split upkeep depends on the strata arrangements, so ask about it once Hougang Central Residences’ sales documents are out.

Who each suits

Sengkang Grand Residences may suit you if you want an integrated home you can move into soon, value a hawker centre and community club downstairs, want to view the actual unit before paying, and prefer a lower entry psf.

LinkTown Residences may suit you if the CRL interchange matters to your commute, you want a larger mall at your door, you prefer to pay progressively and can wait until about 2030/2031, or you are already settled in Hougang.
