Lentor Modern vs LinkTown Residences: Price, Location and Who Each Suits
Two integrated condos above MRT stations, four years apart. How completed Lentor Modern compares with the upcoming Hougang Central Residences on price, transport and scale.

Lentor Modern is the name most people reach for when they think of a modern integrated condo in the north. It is complete, its mall is open and it sits on the Thomson-East Coast Line. LinkTown Residences (Hougang Central Residences) is the next integrated project in the north-east, planned above Hougang MRT, a new bus interchange and a large mall. If you are weighing one against the other, the real questions are price, commute direction, scale and timing.
This guide compares them using figures we checked in September 2026. Lentor Modern figures come from EdgeProp and GuocoLand; LinkTown Residences figures are reported or estimated, because the developers have not released prices or plans.
The short answer
Lentor Modern is a finished, fully sold 605-home project with a neighbourhood-sized mall, resale prices averaging about S$2,383 psf and keys available now. LinkTown Residences is larger, not yet launched, and sits on a busier transport node with a bigger mall. Analysts expect it at around S$2,500–2,600 psf, which would be only 5–9% above Lentor Modern’s current resale average. The choice is less about price and more about which line and which town fit your life.

Price: closer than most comparisons
With most Hougang resale condos, the gap to LinkTown’s expected price is several hundred dollars psf. Lentor Modern is different. It launched at an average of about S$2,107 psf in September 2022, sold 84% of units on launch day and was fully sold by January 2025, according to EdgeProp. Resale and sub-sale deals over the past year have averaged about S$2,383 psf.
Applied to the same indicative sizes (taken from the developers’ Parktown Residence, not from either project’s plans), the difference looks like this:

The gap is modest, but the products are not identical. With Lentor Modern you pay the whole price now and take the full loan at once. With a new launch you pay progressively during construction. That changes cash flow far more than the psf difference does; our payment scheme page sets out the stages.
Transport: which direction do you travel?
The Thomson-East Coast Line from Lentor runs south through Orchard towards the city and Marina Bay, which suits people working in the core and along that corridor. Yio Chu Kang station on the North-South Line is also in the wider area.
From LinkTown Residences, the North-East Line runs directly to Serangoon (Circle Line), Dhoby Ghaut, Outram Park and HarbourFront. Once Cross Island Line Phase 1 opens, targeted around 2030, Hougang becomes an interchange, with trains east to Pasir Ris and west to Ang Mo Kio and Bright Hill. Neither is simply better. If your office is on the TEL, Lentor wins on the daily trip. If you head to the north-east, the east or the west via the CRL, Hougang has more options.
Scale: estate mall or town mall
Lentor Modern’s mall is about 90,000 sq ft, anchored by a supermarket and a preschool, and built for daily needs in a new private estate. The Hougang Central mall is planned at about 300,000 sq ft and is set to be the largest in Hougang, a town of around 230,000 people with little private retail space per head. More shops means more choice downstairs, but also more footfall and buses around the podium, so stack choice will matter.
The surroundings
Lentor Hills is a young estate of mostly new private condos near green areas, with several launches completing over a few years. Hougang is a mature HDB town with schools, hawker centres, Punggol Park and Hougang Sports Centre close to the site, and Montfort Junior School next door. LinkTown Residences prices, unit mix, floor plans and TOP date have not been released. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch. We will update this comparison when the developers publish details.
Who each suits
Lentor Modern may suit you if
- You want to move in or rent out now, not in 2030.
- Your daily trips run along the Thomson-East Coast Line.
- You prefer a quieter private estate and a smaller, everyday mall.
- You can fund a full resale down payment upfront.
LinkTown Residences may suit you if
- You want a new lease and can wait for completion around 2030/2031.
- You value a future two-line interchange and a bus interchange at the door.
- You like a mature town with established schools and food.
- You prefer paying in stages during construction.
