Pasir Ris 8 is a completed integrated condo over Pasir Ris MRT; LinkTown Residences will sit over Hougang MRT. Both stations become Cross Island Line interchanges. Here is how they compare.

Pasir Ris 8 and LinkTown Residences (Hougang Central Residences) have something few condos share: each sits over a mall, a bus interchange and an MRT station that is due to become a Cross Island Line interchange. Once CRL Phase 1 opens, the two stations will be three stops apart. That makes them a natural pair to compare, even though one is on the East-West Line by the sea and the other is on the North-East Line in the heart of Hougang.

How the integration compares
Pasir Ris 8 is the residential part of a mixed-use development at Pasir Ris town centre. Alongside the homes are Pasir Ris Mall, reported at launch as about 260,000 sq ft of retail space, a bus interchange, a polyclinic and a town plaza, all linked to Pasir Ris MRT. The polyclinic is a practical plus: routine doctor visits without leaving the building.
LinkTown Residences puts about 830 homes over a mall of about 300,000 sq ft of net lettable area, owned by CapitaLand Integrated Commercial Trust, a new Hougang bus interchange and a town plaza with sheltered event space, directly linked to Hougang MRT. The mall is set to be Hougang’s largest, in a town where private retail space per person is only about a quarter of the national average. A polyclinic is not part of the announced plan; Hougang Polyclinic already serves the town.
So the formula is almost the same. Pasir Ris 8 adds a healthcare piece; LinkTown adds more shopping floor space and a larger resident base.
Scale: 487 homes vs about 830
Pasir Ris 8 is compact for an integrated project, with low-rise blocks of up to 11 storeys. A smaller estate can feel quieter, with fewer neighbours at the pool and lifts, though fixed costs are spread over fewer units. LinkTown’s roughly 830 homes put it mid-sized; the layout and block heights will only be clear once the developers release the site plan.
LinkTown Residences’ site plan, block heights, unit mix, facilities and prices are to be announced. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch.
Lines and commutes
Today the two sit on different lines. Pasir Ris is the eastern end of the East-West Line, which runs west through Tampines, Paya Lebar and into Raffles Place, the CBD. Hougang’s North-East Line runs to Serangoon for the Circle Line, then Dhoby Ghaut, Outram Park and HarbourFront.
After CRL Phase 1 opens, targeted around 2030, a direct line joins them: Pasir Ris, Tampines North, Defu, Hougang. From Hougang it continues west to Ang Mo Kio and Bright Hill; from Pasir Ris it runs east to Loyang and Aviation Park. Price: what the numbers say
Pasir Ris 8 sold most of its units on launch day in 2021 at an average close to S$1,600 psf. Over the past 12 months, caveats have averaged about S$2,071 psf, roughly 29% above that launch average, with a range of about S$1,914 to S$2,200 psf.
At the analysts’ expected S$2,500–2,600 psf, LinkTown Residences would sit about 21% to 26% above Pasir Ris 8’s recent average. Much of that reflects timing: Pasir Ris 8’s land was bought in 2019, while the Hougang Central site went for S$1,179 psf ppr in the 2025 tender, and building costs have risen since. The rest is new lease against a lease already five years in, and a North-East Line address closer to the city. The price list page shows what the estimate means for each indicative unit type.
Lifestyle: seaside east vs mature heartland
Pasir Ris is known for Pasir Ris Park and its beach, cycling routes and a relaxed pace. Hougang offers a dense, established town: hawker centres, Punggol Park and its lake, Kovan and Serangoon Gardens for food, and a cluster of schools, with Montfort Junior School next to the site. Who each suits
- Pasir Ris 8 may suit buyers who want an integrated home ready now, work along the East-West Line or in the east, value a polyclinic on site, and like a smaller estate near the sea.
- LinkTown Residences may suit buyers who work along the North-East or Circle Line, want a larger mall downstairs, prefer progressive payments and can wait until about 2030/2031, or are rooted in Hougang.
