Living in Hougang: What the Town Is Like, Area by Area, for Residents
A resident’s view of Hougang, Singapore: the sub-areas, daily amenities, transport, the trade-offs, and who the town suits, with notes for anyone looking at Hougang Central.

Ask people who grew up in Hougang what they like about it and the answers are usually small and practical: a good bowl of noodles downstairs, a lake to walk around after dinner, a train that goes straight into town. This guide looks at living in Hougang, Singapore, the way a resident would: which part of town you live in, what you use every week, how you get around, and what you give up. It is written for anyone weighing a home here, including buyers following LinkTown Residences (Hougang Central Residences), the condo planned above Hougang MRT (NE14).
Hougang in brief
Hougang (后港) is a mature HDB town in the north-east with about 230,000 residents. The name is usually read as “rear port” or “back port”, a reference to its position upriver along the Serangoon River. The area has strong Teochew roots and a long-established Catholic community, which is why you will find both old temples and one of Singapore’s older Catholic churches along Upper Serangoon Road.
Much of the town was built from the late 1970s onwards, so many blocks are several decades old, with newer flats and private homes filling gaps. The common areas of HDB estates are run by town councils, including Aljunied-Hougang Town Council for Hougang SMC. The town sits in District 19 and in the Outside Central Region, the segment where many HDB upgraders look first.
The sub-areas, and how they differ
Hougang is big enough that “living in Hougang” can mean quite different things depending on your block.
| Area | Character | Nearest MRT |
|---|---|---|
| Hougang Central | The town centre: MRT, bus interchange, Hougang Mall, polyclinic and sports centre within a short walk | Hougang (NE14) |
| Kovan | Older town centre on Upper Serangoon Road; Heartland Mall, Kovan market, landed streets and condos | Kovan (NE13) |
| Lorong Ah Soo | Quiet HDB estate in the south-east, known for the Hainanese Village Centre market | Kovan, then bus |
| Hougang Avenue 8 and Punggol Park side | School cluster and family blocks near the lake park | Hougang or Buangkok, then bus |
| Northern Hougang (Street 51, Street 93) | Around Hougang Green Shopping Mall, closer to Buangkok and Sengkang | Buangkok (NE15) |
If you want everything on foot, the town centre is the obvious choice. If you want a quieter street and more private housing, Kovan and the roads off Upper Serangoon Road feel different from the HDB heartland further north. Our Kovan guide covers that corner in detail.
Daily amenities
Food
Food is the thing Hougang is best known for. The town has three NEA hawker centres: Kovan Market & Food Centre, the Hainanese Village Centre on Hougang Avenue 1 and Ci Yuan Hawker Centre on Hougang Avenue 9. Coffee shops fill the ground floors of blocks across the town, so most residents have several options within a few minutes’ walk. Our Hougang hawker centres guide goes further, stall by stall.
Shopping
Hougang Mall, next to the MRT, is the main everyday mall with a supermarket and the usual chain shops. It has been through upgrading works since 2025, and the Cheng San Public Library inside it is closed from 1 October 2025 until the first half of 2027, when it is due to reopen on a new floor. Hougang Green Shopping Mall serves the north of the town and Heartland Mall serves Kovan. Retail space is thin for the population: about 2.8 sq ft of private retail space per resident, against a national average of 11.4 sq ft. That is the gap the new mall at Hougang Central is meant to close.
Parks, sport and health
- Punggol Park, despite its name, is in Hougang, about a kilometre north of the MRT. Its lake loop is the town’s default evening walk.
- ActiveSG Hougang Sport Centre, with the gym, sports hall and swimming complex, reopened on 30 May 2026 after more than a year of works.
- Hougang Polyclinic on Hougang Avenue 4 is the public primary care clinic, with Sengkang General Hospital the nearest acute hospital.
Transport
Most of the town is served by two North East Line stations, Kovan (NE13) and Hougang (NE14), with Buangkok (NE15) at the northern edge. From Hougang, Serangoon and the Circle Line are two stops away and Dhoby Ghaut is eight, with no change of train. The line continues north to Sengkang, Punggol and Punggol Coast for the Punggol Digital District.
The bigger change is the Cross Island Line. Phase 1 is targeted for around 2030 and turns Hougang into an NEL–CRL interchange, with direct links east to Pasir Ris and west to Ang Mo Kio and Bright Hill. Hougang Central Bus Interchange is the other half of the picture: most blocks in the town are one bus ride from it. Drivers have the KPE close by, with the TPE and CTE reachable.
Pros and cons of living in Hougang

Who Hougang suits
- Families who want schools, a big park and hawker food within easy reach, and grandparents nearby.
- Commuters heading to the city, Outram Park or HarbourFront on one line, and later, anyone crossing the north by CRL.
- HDB upgraders who want to stay in a familiar town rather than move further out.
- Food lovers who treat breakfast at the market as a weekend plan. Our list of things to do in Hougang has more ideas.
It suits people less if you want a quiet, low-density setting everywhere, or a big destination mall on your doorstep today.
What this means at Hougang Central
Hougang Central Residences sits right in the town centre. The mixed-use development is planned to be directly linked to Hougang MRT, with a new bus interchange, a mall of about 300,000 sq ft owned by CapitaLand Integrated Commercial Trust, and a town plaza. Hougang Mall is about a two-minute walk away, and the polyclinic and sports centre are a few hundred metres along Hougang Avenue 4. For someone living at LinkTown Residences, most of the conveniences in this guide would be a short walk or one stop away.
Prices, unit mix, facilities and the launch date for Hougang Central Residences have not been released. Analysts expect an average of about S$2,500–2,600 psf; these are estimates, not prices. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch.
