What is known about the Hougang Central site today: its size, the mall, the bus interchange, the town plaza and the MRT link. The detailed site plan comes at launch.
The detailed site plan for LinkTown Residences (Hougang Central Residences) has not been released. Quite a lot is already known about the site itself, though, from the land tender and the developers’ announcements. This page sets out those facts and explains what the full site plan should show when it arrives at launch.
What is known about the site
The land is a Government Land Sales mixed-use site at Hougang Central in District 19, sold on a 99-year lease. The tender closed on 16 December 2025 and the site was awarded on 14 January 2026. It is the first major mixed-use GLS site in Hougang in over a decade.

The components on the site
The homes
The residential part is being developed by a joint venture of CapitaLand Development (50%), UOL Group (40%) and Kheng Leong (10%), and the homes are for sale. Block count, heights and positions are not yet published.
The mall
A mall of about 300,000 sq ft of net lettable area will be developed and 100% owned by CapitaLand Integrated Commercial Trust (CICT), at a development cost of about S$1.1 billion. It is set to be the largest mall in Hougang, a town of about 230,000 residents where private retail space per person is about 2.8 sq ft against a national average of 11.4 sq ft.
The bus interchange
A new Hougang bus interchange will be integrated into the development, alongside the mall and the MRT link.
The town plaza
The development includes a town plaza with a sheltered public event space, alongside a range of food and beverage outlets.
The MRT link
The site is directly linked to Hougang MRT (NE14) on the North-East Line. Cross Island Line Phase 1, targeted around 2030, will make Hougang an interchange. Read more on the location page.

What is around the site
Montfort Junior School is next to the site. Punggol Community Club, Hougang Sports Centre and Punggol Park are nearby, and Hougang Mall is about a two-minute walk. For the wider plans for the town, see the Hougang master plan page.
What the site plan will show at launch
To be announced: the site plan for Hougang Central Residences, showing the number and position of residential blocks, block heights, the facilities and pool deck, the residential drop-off and car park access, and how residents move between the homes, the mall, the bus interchange and the MRT. The facilities list has not been released. The launch is expected early 2027, and UOL’s August 2026 results guide a 2H 2027 launch. We will publish the plan here once it is out.
How to use the site plan when it arrives
- Find your block’s neighbours. Check which blocks face the bus interchange, the town plaza or the mall, and which face away from them. Activity can mean convenience or noise, depending on your preference.
- Trace the walk to the MRT. On an integrated site, the path from your lift lobby to the station gantry matters more than the headline “direct link”.
- Locate the facilities. Units overlooking the pool can be livelier than those overlooking a quiet garden.
- Read it with the other charts. The site plan shows where a block is; the elevation chart shows its stacks and floors; the floor plans show the layouts inside.
