Parktown Residence vs LinkTown Residences: The Sister Project Behind Our Indicative Floor Plans
Parktown Residence in Tampines North shares developers and a format with LinkTown Residences. It is also where our indicative floor-plan sizes come from. Here is what that does and does not tell you.

Parktown Residence is the project most often mentioned alongside LinkTown Residences (Hougang Central Residences), and for good reason. The two share developers, both sit over a mall and a bus interchange, and both are tied to Cross Island Line Phase 1. Parktown also has a second, more practical role on this site: the indicative unit sizes on our floor-plan pages are taken from it. This guide compares the two projects and explains exactly what that reference means.
Status as of 28 September 2026: Parktown Residence launched in February 2025 and is under construction. LinkTown Residences has not launched; it is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch. LinkTown prices are analysts’ estimates only.

Why our floor plans reference Parktown Residence
Buyers want to picture a home long before a developer publishes layouts. For LinkTown Residences, nothing has been released: no site plan, no unit mix, no floor plans. To give a useful starting point, our floor-plan pages use one representative size per unit type from Parktown Residence:
- 1-Bedroom + Study: 506 sq ft
- 2-Bedroom Premium: 678 sq ft
- 3-Bedroom Premium: 1,066 sq ft
- 4-Bedroom Premium: 1,496 sq ft
- 5-Bedroom Premium: 1,679 sq ft
We chose Parktown for three reasons. It is the most recent integrated launch involving UOL and CapitaLand Development, two of LinkTown’s three residential partners. It follows the same format of homes stacked over retail and a bus interchange. And it is recent: it launched in February 2025, so its layouts reflect what these developers are designing today.
What the reference does not mean
It does not mean LinkTown’s units will match these sizes or layouts. Three things could change them:
- The site. Hougang Central has its own shape, its own MRT and bus interchange positions, and a mall roughly twice Parktown’s retail size. Block placement drives stack layouts.
- The partners. Kheng Leong is a new partner at Hougang Central, and SingLand is not in the residential venture, so the design team may differ.
- The range within each type. Even at Parktown, sizes vary within a type. EdgeProp’s launch report listed two-bedrooms from 592 to 764 sq ft and three-bedrooms from 926 to 1,163 sq ft. Our figures are single points from those ranges.
Use the sizes to sketch a budget and to shortlist a unit type, then replace them with LinkTown’s real plans when they are out. The floor plans overview labels every size as indicative for this reason.
LinkTown Residences’ floor plans, unit mix, stacks and facilities are to be announced, usually around the preview. We will replace the indicative Parktown-based sizes as soon as the developers release them.
How Parktown sold, and what it suggests
Parktown Residence previewed from 7 February 2025 and launched on 22 February. UOL reported that 1,041 of its 1,193 units, about 87%, sold over the launch weekend at an average of S$2,360 psf. Two- and three-bedroom units made up 83% of the project. Starting prices at launch ranged from about S$2,135 psf for a four-bedroom to about S$2,311 psf for a one-bedroom plus study, per EdgeProp.
Analysts expect LinkTown Residences to average around S$2,500–2,600 psf. Against Parktown’s launch average, that would be about 6% to 10% higher; against EdgeProp’s 12-month average of about S$2,325 psf, about 8% to 12% higher. The land cost gap points the same way: S$1,179 psf ppr at Hougang Central against S$885 psf ppr at Parktown. None of this sets LinkTown’s price; our price list page shows illustrative quantums at the estimated range. Market conditions in 2027 and competing launches will matter as much.
Location: new town centre vs established one
Parktown sits in Tampines North, a newer district that is still filling in around it. Its community club and hawker centre are within the same development, which helps a young area. Tampines town centre is the established hub nearby.
Hougang Central is the opposite: a mature town of about 230,000 residents where the new project slots into existing schools, markets and parks. Montfort Junior School is next to the site, and Punggol Park, Hougang Sports Centre and Punggol Community Club are close by. Hougang has a thin supply of private retail space per person, so a 300,000 sq ft mall fills a real gap. Read more in our living in Hougang guide.
Transport: one line now, or waiting for the CRL
Parktown’s rail link depends on the Cross Island Line; until Tampines North station opens, residents rely on buses and nearby stations. LinkTown Residences starts with the North-East Line already running, direct to Serangoon, Dhoby Ghaut and HarbourFront, and gains the CRL later. Once the CRL opens, the two projects will be two stops apart via Defu.
Who each suits
Parktown Residence may suit you if your work or family is in the east, you are comfortable with a growing area, and you prefer a project that is already selling, through remaining units or later sub-sales.
LinkTown Residences may suit you if you want a working MRT line from day one, prefer a mature town, are already rooted in Hougang, Sengkang or Serangoon, and can wait for Hougang Central Residences to launch and price.
