Integrated Condo Singapore List: 10 Integrated Developments Compared with LinkTown Residences
Homes above a mall and a station have become their own category. Here are ten integrated condos, with units, completion and recent psf, and what they suggest for Hougang Central.

Taking the lift down to a supermarket, a train platform and a bus interchange without stepping into the rain is what most Singapore buyers mean by an integrated condo. Over the past 15 years a string of them has been built in heartland town centres, and their resale prices now give a useful picture of how buyers value the format. This guide lists ten examples with checked figures, draws out what they have in common, and uses them to place LinkTown Residences (Hougang Central Residences), the next integrated launch in the north-east.

What the list tells you
1. Age matters more than the label
The older projects, completed between 2015 and 2018, trade at about S$1,730–1,870 psf, with J Gateway higher. The newer ones, completed from 2023 or still being built, trade from about S$2,070 to S$2,460 psf. Integration does not stop a lease from ageing, and buyers still pay more for a newer building with more of its lease left.
2. Location sets the ceiling
The Woodleigh Residences, a few NEL stops from the city, has the highest average; Watertown, at the end of the same line, has the lowest. Within a town, though, the integrated project usually leads. Sengkang Grand Residences trades above every other Sengkang condo we checked, and Watertown above other Punggol condos of its age.
3. The more pieces, the better daily life
A station alone gets you to work. A bus interchange fills the gaps the train misses. A mall handles groceries, clinics and dinner. The strongest examples have all three, and the newest, Sengkang Grand Residences and Parktown Residence, add a community club and a hawker centre as well. When you compare projects, list what is actually under the same roof rather than trusting the word “integrated”.
4. Future rail lines are part of the pitch
Pasir Ris 8, Parktown Residence and LinkTown Residences all sit on future Cross Island Line stations. That is real value later, but it depends on a timeline: LTA expects CRL Phase 1 to be completed by 2030.
Where LinkTown Residences fits
Measured against the list, LinkTown Residences ticks most boxes. It is directly linked to Hougang MRT on the North-East Line today, and Hougang becomes an NEL–CRL interchange once CRL Phase 1 opens. It includes a new bus interchange and a mall of about 300,000 sq ft NLA, set to be Hougang’s largest and fully owned by CapitaLand Integrated Commercial Trust. Hougang’s population of about 230,000, with relatively little modern retail space per resident, gives that mall a large established catchment.
Unlike Sengkang Grand Residences and Parktown Residence, the announced plan does not include a community club or hawker centre on site, though Hougang already has three NEA hawker centres and Punggol Community Club nearby. The project details page sets out what has been announced.

Price in context
Analysts expect LinkTown Residences at about S$2,500–2,600 psf. That is close to Lentor Modern and The Woodleigh Residences today, and above the north-east’s completed integrated projects. Part of the gap is the usual new-launch premium; part is the interchange and the size of the mall. Past resale gains at other integrated condos show how buyers have valued the format, but they are not a forecast for any project. LinkTown Residences’ prices, unit mix, facilities and how upkeep is shared between the homes and the mall are to be announced. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch.
Before you buy any integrated condo
- Check which stacks face the bus interchange, loading bays or mall rooftop plant.
- Ask how residential and public access are separated, including lifts and drop-offs.
- Compare floor plans, not just psf, since integrated projects often lean towards compact layouts.
