The Woodleigh Residences vs LinkTown Residences: Closer to Town or Future Interchange?

Both are integrated condos over NEL stations, three stops apart. The Woodleigh Residences trades near S$2,458 psf; LinkTown Residences is estimated at S$2,500–2,600 psf. What separates them?

The Woodleigh Residences and LinkTown Residences (Hougang Central Residences) are built on the same idea: homes stacked over a mall, a bus interchange and a North-East Line station. They are three stops apart. The Woodleigh Residences, in the Bidadari estate, is finished and trading. LinkTown Residences, at Hougang Central, is expected to launch in 2027. On psf, the two may end up surprisingly close, so the choice comes down to location, timing and what each station will become.

What is under each roof

The Woodleigh Residences

The homes sit above The Woodleigh Mall, which offers about 206,000 sq ft of retail and dining over three storeys and connects to Woodleigh MRT at two levels. The same complex holds Bidadari Community Club, at about 65,000 sq ft, and a Neighbourhood Police Centre. Woodleigh bus interchange, delayed by engineering challenges and the pandemic, opened on 20 April 2025. EdgeProp’s launch report described it as an underground, air-conditioned interchange.

LinkTown Residences

The plan at Hougang Central puts about 830 homes over a mall of about 300,000 sq ft of net lettable area, a new Hougang bus interchange and a town plaza with sheltered event space. CapitaLand Integrated Commercial Trust will own the mall outright, and it is set to become the largest in Hougang. There is no community club in the announced plan, but Punggol Community Club and Hougang Sports Centre are nearby.

In short, The Woodleigh Residences carries more civic facilities; LinkTown carries more retail. Which matters more depends on how you spend your weekday evenings.

LinkTown Residences’ facilities, unit mix, prices and TOP date are to be announced. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch.

Rail position: three stops closer, or one more line

On the North-East Line, Woodleigh is NE11 and Hougang is NE14. That gives The Woodleigh Residences a shorter ride to Dhoby Ghaut, Outram Park and HarbourFront, and puts Serangoon, for the Circle Line, just one stop away instead of two.

Hougang’s card is the Cross Island Line. When Phase 1 opens, targeted around 2030, Hougang becomes an interchange with direct trains towards Tampines North, Pasir Ris and Aviation Park in the east and Ang Mo Kio and Bright Hill in the west. Woodleigh is not on the CRL. If your work is in the city, Woodleigh wins on distance; if it is across the north-east or east, Hougang’s interchange is the stronger pull. Price: nearly level on psf

The Woodleigh Residences opened for sale at an average above S$2,000 psf in 2018 and has averaged about S$2,458 psf over the past year. At the analysts’ expected S$2,500–2,600 psf, LinkTown Residences would be only about 2% to 6% higher.

That is a small gap for a brand-new launch against a completed project, and it has two sides. The Woodleigh Residences is closer to town and already built. LinkTown offers a lease that starts later, first pick of stacks, progressive payments and a future interchange, but in a location further out. Neither side is a bargain or a stretch on these numbers alone; unit size, floor and facing will swing individual deals more than the averages. Neighbourhood: new Bidadari vs mature Hougang

Bidadari is one of Singapore’s newest HDB estates, planned around a large park. Many services are new and the community is still forming. Hougang is a mature town of about 230,000 residents with established schools, hawker centres and parks. Montfort Junior School is next to the LinkTown site, and Punggol Park is close by. Who each suits

  • The Woodleigh Residences may suit buyers who work in or near the city, want to move in soon, like a community club and police post in the same complex, and prefer to inspect the actual unit before buying.
  • LinkTown Residences may suit buyers who value the future CRL interchange, want a bigger mall downstairs, prefer to pay in stages during construction, or have roots in Hougang, Kovan or Sengkang.
