Riverfront Residences vs LinkTown Residences: Price, Space and Location in Hougang
Hougang’s biggest riverside condo against the new launch above Hougang MRT. What the price gap buys, and who each one suits.

Riverfront Residences is the biggest private estate in Hougang and one of the most traded, so it is the natural first stop for anyone looking at a Hougang condo. LinkTown Residences (Hougang Central Residences) will be the town’s newest option when it launches, sitting directly on Hougang MRT. Both are in District 19 and use the same station, but they are very different buys.
Here is how they compare, using transaction data and reports we checked in September 2026. LinkTown Residences has no released prices or plans, so its figures are reported or estimated.

Two ends of the same town
Riverfront Residences is on Hougang Avenue 7, along Sungei Serangoon. It replaced the former Rio Casa estate and was launched in 2018. It is a large, self-contained compound with a riverside setting: the draw is space, greenery and a calmer, residential feel. Shops and food mean a walk or a short bus ride.
LinkTown Residences is at Hougang Central, the busiest point in the town. The development is planned with a mall of about 300,000 sq ft, a new bus interchange and a town plaza, with Hougang Mall about a two-minute walk away. It trades quiet for convenience. What the price gap means
At Riverfront’s recent average of about S$1,736 psf and LinkTown’s expected S$2,500–2,600 psf, the difference is roughly 44–50% per square foot. When Riverfront was selling new, EdgeProp reported an average of about S$1,341 psf in September 2019, so it has also moved up since launch.

Getting to the MRT
Both projects depend on Hougang MRT for rail trips. From Riverfront the station is a walk, and how long depends on your block and whether you take a bus in wet weather. From LinkTown Residences the station is part of the development. When the Cross Island Line opens, both benefit from Hougang becoming an interchange; Riverfront is also near the planned Defu station on the same line. Our Hougang MRT guide covers the routes.
Lease, age and supply
Riverfront’s lease started in 2018, so it has about 91 years left today. LinkTown’s lease is new. That gap matters little now, but it widens in importance over decades, when banks and CPF look at remaining lease.
With 1,472 units, Riverfront always has a good choice of listings, which helps buyers compare. It also means sellers compete with many similar units. LinkTown Residences is smaller, and its integration with transport and retail is unusual within Hougang.
Cash flow and timing
- Riverfront (resale): full down payment at purchase, full loan from completion, and you can live in it or rent it out within months.
- LinkTown (new launch): progressive payments while it is built, with interest only on what has been drawn, and a move-in around 2030/2031. See the payment scheme page.

If you view Riverfront first
Many buyers will see a few Riverfront units while waiting for the Hougang Central Residences launch. A viewing is a chance to test the things that matter at either project:
- Walk to the station at rush hour. Time it from the lift lobby of the block you like, not from the main gate.
- Listen. Riverside blocks and blocks facing roads feel different. Note noise at the times you are usually home.
- Ask for the maintenance fee and sinking fund position. Large estates spread costs across many units, but fees still differ by unit size.
- Compare caveats for the same type. Use recent deals for the same bedroom count and floor band rather than the project average.
- Price the wait. If you would rent while LinkTown is built, add that cost to the comparison; if you would stay put, compare staged payments against a full loan from day one.
Doing this now makes it much easier to judge LinkTown’s prices when they are released.
