Buyers searching for a condo in Hougang often shortlist both, mainly because the price gap between them is so wide.

What Kingsford Waterbay offers
Kingsford Waterbay was launched in March 2015, when the developer sold 140 units over the first weekend at between S$1,050 and S$1,180 psf, according to EdgeProp’s report at the time. It obtained TOP in 2018, so it has now been lived in for about eight years. With 1,165 homes, it is one of the bigger private projects in Hougang, and it includes a small number of strata landed houses alongside the apartments.
Its main draw is the setting. The blocks line Sungei Serangoon, so many units look out over water and greenery rather than other buildings. The river is also part of the park connector network, which makes it a pleasant base for runners, cyclists and families who like to be outdoors. Because it is completed, you can walk the grounds, see the actual unit and view, and check the maintenance of the estate before you commit.
What LinkTown Residences offers
LinkTown Residences sits on the Hougang Central GLS site awarded in January 2026, the first major mixed-use government land sale in Hougang in over a decade. The plan puts about 830 homes above a mall of around 300,000 sq ft of net lettable area, owned by CapitaLand Integrated Commercial Trust, plus a new Hougang bus interchange and a town plaza with sheltered event space. Hougang Mall is about a two-minute walk away.

Prices, unit mix, facilities and the TOP date for LinkTown Residences are to be announced. The launch is expected in early 2027, and UOL’s August 2026 results guide a 2H 2027 launch. We will update this comparison when prices are released.
Transport: the difference you feel every day
For most households, this is what separates the two. From Hougang Central, the North-East Line runs straight to Serangoon (two stops, for the Circle Line), Dhoby Ghaut, Outram Park and HarbourFront. When Cross Island Line Phase 1 opens, targeted around 2030, Hougang becomes an interchange with direct trains east to Tampines North and Pasir Ris and west to Ang Mo Kio and Bright Hill. From Kingsford Waterbay, most rail trips start with a bus or a walk to the Sengkang LRT, then a change onto the North-East Line. It is a normal routine for many Hougang residents, but it adds a leg to every commute. Time it yourself at peak hour before deciding. If you drive, the difference shrinks: both are within reach of the KPE and TPE, and the lower entry price at Kingsford Waterbay can leave room for a car.
What the price gap means for your budget
At analysts’ expected S$2,500–2,600 psf, LinkTown Residences would sit roughly 71% to 78% above Kingsford Waterbay’s recent average of about S$1,460 psf. That is not a like-for-like gap. It compares a 2018 resale condo with a lease that began in 2014 against a new launch with a fresh lease, new fittings and a station at the door.
Here is what the averages imply for a fixed budget. This is illustrative arithmetic only; real prices vary by unit, floor and facing.

Lease, age and cash flow
Kingsford Waterbay’s lease began in March 2014. By the time LinkTown Residences is expected to complete, around 2030/2031, it will have roughly 82 years left, compared with a lease that starts much later at Hougang Central. The difference rarely changes daily life, but it can matter to the next buyer decades from now, when remaining lease affects bank loans and CPF use.
Cash flow also differs. A resale purchase means paying the full price at completion and servicing the whole loan from day one. A new launch is paid progressively during construction, with the loan drawn in stages, but you wait several years to move in and carry market risk in the meantime. Verify loan limits and stamp duty with your bank and IRAS for either route.
Who each suits
Kingsford Waterbay may suit you if you want the most space for your money in Hougang, like water views and park connectors, drive or do not mind a bus leg, and need to move in within months rather than years.
LinkTown Residences may suit you if daily rail access matters most, you want a mall, bus interchange and MRT under one roof, you plan to be car-light, and you can wait for a 2030/2031 completion while paying in stages.
