Sengkang vs Punggol vs Hougang: Which North-East Town Suits Your Next Home?

Three towns on one train line, with different ages, prices and futures. A buyer’s comparison of transport, amenities, HDB and condo prices, and who each town suits.

Hougang, Sengkang and Punggol sit one after another on the North-East Line, and many families move between them, often from an HDB flat in one to a condo in another. They are more different than a map suggests. Hougang is a mature estate with decades of hawker centres and schools. Sengkang grew up in the 2000s around its rivers and LRT. Punggol is the youngest, built around a waterway and now a new digital business district. This guide compares them on the things buyers weigh most, using data we checked in September 2026. It is written by a team marketing LinkTown Residences (Hougang Central Residences), so we have tried hard to be fair to the other two.

Transport

To the city

All three run straight down the NEL to Serangoon (Circle Line), Dhoby Ghaut, Outram Park and HarbourFront. Hougang is two stops closer than Sengkang and three closer than Punggol. Each stop is roughly two minutes, so the daily difference is modest but adds up over years of commuting. Sengkang and Punggol add LRT loops that bring most blocks within a short ride of the MRT; Hougang relies on its bus network instead.

The Cross Island Line

This is the biggest difference over the next decade. LTA expects CRL Phase 1 to be completed by 2030, and Hougang will be its interchange with the NEL, with direct trains east to Tampines North and Pasir Ris and west to Ang Mo Kio and Bright Hill. Punggol gets its own link when the CRL Punggol Extension opens, expected in 2032, with stations at Riviera and Punggol. Sengkang is not on the CRL; residents would ride two stops to Hougang to change. Our CRL map guide lists every station.

Hougang’s strength is depth: most daily needs have been there for decades, and the town has about 230,000 residents to support them. Its weakness has been modern retail space. Private retail space per resident in Hougang is roughly 2.8 sq ft against a national average of 11.4 sq ft, which is the gap the new Hougang Central mall is meant to fill. Sengkang has more recent malls and the north-east’s main hospital. Punggol has the best outdoor space and the one real employment hub of the three.

Prices: HDB and condo

HDB resale medians are closer than many expect. Punggol’s 4-room median is the highest of the three, partly because its flats are newer, with more lease left. Hougang’s 4-room median is the lowest of the three, consistent with its older flats, while its 5-room median sits between Sengkang and Punggol. On the condo side, resale psf overlaps across the three towns. The spread within each town, driven by age, MRT distance and integration, is wider than the gap between towns. New launches sit above all of them: analysts expect LinkTown Residences at about S$2,500–2,600 psf, while the integrated Sengkang Grand Residences resells at about S$2,067 psf and Watertown in Punggol at about S$1,733 psf (EdgeProp, 12 months to September 2026).

Who each town suits

Hougang

Buyers who want a mature town with established schools, food and clinics; commuters who value being closer to the city; and anyone who will use the CRL east or west from around 2030. Sengkang

Families wanting a balance of newer estate, riverside parks and full amenities at slightly lower prices than the town centre of Hougang, and people who work in healthcare at Sengkang General Hospital or at Seletar Aerospace Park. Our High Park Residences comparison looks at one Fernvale option.

Punggol

Buyers who put the outdoors first, those working or studying at the Punggol Digital District or SIT, and first-time buyers eligible for an EC, which Punggol has in good supply.

Where LinkTown Residences fits

LinkTown Residences is a private condo of about 830 homes above Hougang MRT, with a new bus interchange and the town’s largest mall in the same development, and completion expected around 2030/2031. It suits a buyer who likes Hougang’s maturity but wants a new home with Punggol-style modernity at the station. It will cost more than resale in any of the three towns. Frequently asked questions

Is Sengkang or Punggol better to live in?

It depends on your routine. Sengkang is a stop or so closer to the city and has Sengkang General Hospital and several malls; Punggol has the waterway, Coney Island and the Punggol Digital District. Hougang, further down the line, is the mature option with a future CRL interchange.

Which is cheaper, Sengkang or Punggol HDB?

In January to September 2026, the median 4-room resale price was about S$638,888 in Sengkang and S$680,000 in Punggol, based on HDB data on data.gov.sg. Hougang’s was about S$618,888. Medians vary with flat age and location.

Will the Cross Island Line go to Sengkang or Punggol?

CRL Phase 1, expected by 2030, stops at Hougang, not Sengkang or Punggol. The CRL Punggol Extension, expected in 2032, adds Riviera and Punggol stations. Sengkang is not on the CRL.

How many MRT stops is Punggol from the city?

Punggol (NE17) is eleven stops from Dhoby Ghaut (NE6) on the North-East Line. Sengkang (NE16) is ten, and Hougang (NE14) is eight.
