High Park Residences vs LinkTown Residences: Price, Commute and Who Each Suits

High Park Residences is one of the most searched condos in the north-east. It is large, finished, family-oriented and priced well below today’s new launches. LinkTown Residences (Hougang Central Residences) is the upcoming integrated project directly on Hougang MRT. For buyers deciding between a Sengkang condo and a Hougang one, the comparison comes down to commute, budget and timing.

All figures were checked in September 2026. LinkTown Residences has not released prices or plans, so its side is reported or estimated.

A record launch, now a mature resale project

High Park Residences launched over 17–19 July 2015 and sold about 1,100 units that weekend at an average of around S$970 psf, EdgeProp reported. That was a very strong result for a 2015 launch. The development has six 25-storey towers plus a small number of landed homes, and was completed in 2019. The Seletar Mall is close by at Fernvale, and Sengkang Riverside Park is in the area.

Commute: LRT and a change, or MRT at the door

This is the biggest day-to-day difference. From High Park, a rail trip into town usually means the Sengkang LRT to Sengkang station, then the North-East Line south. Sengkang (NE16) is two stops from Hougang (NE14), so High Park residents pass through Hougang on the way.

From LinkTown Residences, the station is part of the development, with a new bus interchange alongside. From around 2030, Hougang is also planned to be a Cross Island Line interchange, with trains east to Pasir Ris and west to Ang Mo Kio. The LRT is reliable, and plenty of residents are happy with it. If you commute daily in peak hours, time the whole door-to-desk trip from both starting points before deciding.

What the price gap buys

At High Park’s recent average of about S$1,641 psf, LinkTown’s estimated S$2,500–2,600 psf is roughly 52–58% higher. Using indicative sizes from the developers’ Parktown Residence (not from either project’s plans):

Lease and age

High Park’s lease began in November 2014, leaving about 87 years today. By the time LinkTown Residences completes, High Park will be over a decade old. That is well within what banks and CPF are comfortable with; the difference shows more in fittings and facilities than in lease terms for now.

Fernvale or Hougang Central

Fernvale is newer and quieter, with parks and the river nearby, and suits buyers who like a calmer residential feel. Hougang is a mature town with more hawker centres, schools and sports facilities, and LinkTown Residences will sit at its centre above a mall of about 300,000 sq ft, with Hougang Mall a short walk away. Questions to settle before choosing

  1. How often will you take the train? If most trips are by car, the LRT leg matters less and High Park’s price advantage matters more.
  2. How much space do you need in five years? If a third bedroom or a study is coming soon, a larger resale unit may decide it.
  3. When do you need to move? High Park is ready now; LinkTown Residences is expected around 2030/2031.
  4. What are the monthly costs? Ask High Park sellers for the current maintenance fee. LinkTown’s will only be known once the developers set it.
  5. How will you pay? A resale purchase needs the full down payment upfront, while a new launch is paid in stages. Check both with your bank under TDSR.

High Park Residences may suit you if

  • You want space for a growing family at a lower psf.
  • You are happy with an LRT leg, or drive.
  • You need to move within months.
  • You prefer a quieter, greener estate.

LinkTown Residences may suit you if

  • You commute daily and want the MRT at the door.
  • You value the future Cross Island Line interchange.
  • You can wait until around 2030/2031 and prefer staged payments (see payment scheme).
  • You want a new lease in a mature town.
