Rental Yield Singapore: What Drives Rental Demand at LinkTown Residences in Hougang

Who rents near Hougang Central, what the latest URA and HDB rental data show, and how to test a yield for Hougang Central Residences before prices are out. No rent forecasts.

Rental yield in Singapore is simple arithmetic: a year’s rent divided by what you paid. The hard part is the rent. For LinkTown Residences (Hougang Central Residences), the condo planned above Hougang MRT (NE14), there is no rent history, no price list and a completion that is still years away. So this guide does not forecast a yield. It looks at who actually rents around Hougang Central today, what the latest government data says about rents nearby, and how to work out the rent a unit would need to earn before you decide whether that is realistic.

No projections here. Prices below use analysts’ estimates of S$2,500–2,600 psf and indicative sizes based on the developers’ recent project Parktown Residence, not LinkTown’s final plans. Rent figures in the worked example are targets you would need to hit, not predictions. Nothing here is a promise of returns.

Where rental demand in Hougang comes from

Transport-led demand

  • North-East Line workers. Hougang is direct on the NEL to Dhoby Ghaut, Outram Park and HarbourFront, with Serangoon (Circle Line) two stops away.
  • The Cross Island Line. CRL Phase 1 is targeted for around 2030 and will make Hougang an interchange, with trains towards Tampines North, Pasir Ris and Aviation Park near Changi. That lines up roughly with the expected 2030/2031 completion, although rail timelines can move.
  • The integrated bus interchange. A new Hougang bus interchange is part of the same development, which matters to tenants who work in places the MRT serves poorly.

Employment and study nodes

  • Punggol Digital District, about 50 ha of JTC business parks with the new Singapore Institute of Technology campus, a few NEL stops up the line. Our Punggol Digital District guide explains what is there.
  • Sengkang General Hospital, reachable along the NEL, where shift workers tend to value a short, direct trip.

Local and family demand

Hougang has around 230,000 residents. That brings a steady trickle of tenants who simply want to stay near family: married children, households between homes, and parents renting near a primary school while they wait for their own home to be ready. Primary schools such as Holy Innocents’ Primary, Montfort Junior and CHIJ Our Lady of the Nativity sit close to the MRT.

What the rental data says in 2026

Two public data sets give a grounded picture of the market LinkTown units would one day compete in.

Private homes: URA’s rental index

URA’s 2nd Quarter 2026 real estate statistics (24 July 2026) show rents of non-landed private homes in the Outside Central Region, where Hougang sits, fell 0.3% in the quarter after rising 1.0% in 1Q 2026. The OCR vacancy rate for completed private homes was 5.6% at the end of June. In short: a steady market, not a rising one.

The same release notes about 60,600 private homes (including ECs) in the pipeline, with some 34,700 expected to complete from 2029 onwards. LinkTown Residences would be handing over keys in that same wave.

HDB flats in Hougang

HDB flats set the ceiling many tenants compare against. We pulled Hougang’s HDB rental approvals from the HDB renting-out dataset on data.gov.sg for September 2025 to August 2026: 1,748 approvals in total.

Medians were almost unchanged from the year before. A tenant weighing a new condo against a 4-room flat nearby is effectively asking whether the MRT link, the mall downstairs and condo facilities are worth the premium over roughly S$3,200 a month.

A break-even test instead of a forecast

Rather than guess a rent, ask what rent a unit would need to earn to reach a gross yield you would accept. Then check that figure against real leases for similar new condos once LinkTown completes.

At S$2,600 psf, each required rent rises by 4%. The pattern is the usual one: smaller units need less rent in absolute terms, but rents rarely scale in line with size, which is why small units often show higher gross yields and larger ones tend to be bought to live in.

Net yield should also allow for maintenance fees (not yet announced), property tax at non-owner-occupier rates, agent fees, furnishing and empty months between tenants. Mortgage interest is separate again, and during construction there is no rent at all while progressive payments are drawn down.

Risks that matter here

  • Many keys at once. About 830 homes at Hougang Central Residences are expected to complete together. If a large share are let out, early tenancies may face competition from within the same development.
  • Price already reflects the location. The MRT link and mall help a unit let. They are also why the estimated psf sits well above Hougang’s older condos, which squeezes yield.
  • Rules on renting. Private homes have a minimum rental period of three consecutive months and URA occupancy caps apply. Our guide to rules for renting out a condo covers these, and the tenancy agreement itself attracts stamp duty.
  • Five-plus years is a long time. Rents in 2031 could be higher or lower than today.

Nobody can say yet. There are no launch prices and no leases, and the project is expected to complete around 2030/2031. Use the break-even method in this guide and your own conservative rent assumption rather than any quoted yield.

What is a typical rental yield in Singapore?

Gross yield is annual rent divided by purchase price. It varies widely by location, unit size and purchase price, and net yield after maintenance, property tax, vacancy and agent fees is lower. Check recent leases for comparable condos on URA’s data before assuming any figure.
