LinkTown Residences for Families: Schools, Space and Daily Life at Hougang Central

Is Hougang Central Residences a good fit for a family? Primary schools near the MRT, the family-sized layouts, what the integrated hub changes day to day, and the timing questions parents should ask.

Families judge a home by the school run, the Saturday routine and whether everyone has a room. LinkTown Residences (Hougang Central Residences) is planned above Hougang MRT (NE14), with a new bus interchange, a large mall and a town plaza in the same development. That makes it an unusual proposition for parents: most of the week’s errands could happen without crossing a road. This guide looks at the project through a family’s eyes, including the parts that need careful planning, such as P1 timing and whether a condo layout really beats the HDB flat you have now.

Indicative only. Unit sizes below are based on the developers’ recent project Parktown Residence, not LinkTown’s final plans. Prices use analysts’ estimates of S$2,500–2,600 psf. Facilities, the unit mix and launch prices are not yet announced.

Schools within walking distance

This is the strongest family card for Hougang Central Residences. On a straight-line OneMap check from the MRT station, four primary schools fall within about 1 km:

Xinmin Primary sits right around the 1 km mark, with Yio Chu Kang, Xinghua and Hougang Primary further out in the 1–2 km band. For older children, Holy Innocents’ High, Montfort Secondary and Anderson Serangoon Junior College are all within about a kilometre of the station. The LinkTown Residences address has not been released. Distance bands are measured from your home address, and blocks on the same site can fall into different bands. Check on OneMap once the address is confirmed.

The P1 timing question

Completion is expected around 2030/2031, and MOE requires families admitted on home-school distance to live at the registered address for at least 30 months. A child born in 2024 registers in 2030, possibly before keys are handed over. Write down each child’s P1 registration year next to the expected completion date before you book. Space: condo layouts against the flat you have

Many families here will be upgrading from HDB. Floor area is where expectations most often go wrong, because condo strata areas can include balconies, AC ledges and the household shelter.

HDB sizes are approximate and vary by block. A family of four leaving a 5-room flat may find the 3-bedroom tighter in the living area, and the 4-bedroom the more like-for-like move. Compare room by room using the indicative 3-bedroom and 4-bedroom plans.

Three generations

Hougang families often live near grandparents who help with pick-ups. If you plan to live together, check whether a second bedroom has its own bathroom, how far the unit is from the lift, and whether the route to the MRT and mall is step-free. Whether LinkTown will offer dual-key or multi-generation layouts has not been announced.

What the integrated hub changes day to day

  • School commutes for older children. The NEL runs direct into town, and the Cross Island Line, targeted for around 2030, will make Hougang an interchange.
  • Rainy-day errands. Groceries, tuition and a quick dinner in a mall of about 300,000 sq ft downstairs, planned to be Hougang’s largest.
  • Buses at the door. A new integrated bus interchange for routes the MRT does not cover.

Weekends close to home

ActiveSG Hougang Sport Centre, including the swimming complex and Hougang Stadium, reopened on 30 May 2026 after an upgrade, with a wading pool with water play for young children and a larger gym. Budget steps for an upgrading family

  1. Check your MOP before committing to private property.
  2. Estimate your sale proceeds after the outstanding loan; CPF used plus accrued interest goes back to your CPF account.
  3. Price the down payment. On the indicative 3-bedroom at S$2,665,000, a 25% down payment is S$666,250, of which at least S$133,250 must be cash, plus Buyer’s Stamp Duty of S$102,850 (illustrative).
  4. Plan ABSD. Couples keeping the flat while buying pay ABSD upfront; married couples with at least one Singapore Citizen may get it refunded if the flat is sold within IRAS’s time limit.

Can I use a LinkTown Residences address for P1 registration?

Is a 3-bedroom condo bigger than a 5-room HDB flat?

Often not. The indicative 3-bedroom is 1,066 sq ft, while Hougang’s 5-room resale flats have a median floor area of about 120 sqm (about 1,290 sq ft). Condo areas can also include balconies and AC ledges, so compare room sizes, not just totals.

What facilities will LinkTown Residences have for children?

The condo facilities list has not been announced. Around the development, families will have the mall, bus interchange, MRT link and a town plaza, plus Hougang Sports Centre and Punggol Park nearby.
