LinkTown Residences 5 Bedroom Floor Plan

An indicative 5 bedroom premium of about 1,679 sq ft, referencing Parktown Residence. The largest type, and the one that needs the most careful thought.

The 5 bedroom is the largest indicative type for LinkTown Residences (Hougang Central Residences). The indicative 5 bedroom premium plan, referencing the developers’ Parktown Residence, is about 1,679 sq ft. That is only about 180 sq ft more than the indicative 4 bedroom, which says a lot about how this type works: it adds a room more than it adds living space.

Who the 5 bedroom suits

This type is for households where the bedroom count is the hard requirement: a family with three or more children plus grandparents, a household with a live-in helper and a home office, or relatives who pool resources to live together near their jobs and schools. For such families, the pull of Hougang Central Residences is that everyday needs are in one place: Hougang MRT on the North-East Line, the future Cross Island Line interchange, a new bus interchange and a mall of about 300,000 sq ft within the development.

It suits buyers less well if they mainly want a large living room. Five bedrooms in about 1,679 sq ft means the rooms and the common areas share a fixed amount of space.

What to look for in the final plan

Treat the indicative plan as a typical layout of this type. When the final LinkTown Residences plan is out, check:

How big the fifth bedroom really is

In some large layouts, the extra room is closer to a study. Measure it against a bed and wardrobe before counting it as a bedroom.

Living and dining for a big household

Ask whether a dining table for eight fits, and whether the living room can seat everyone. This is where five-bedroom layouts often feel tight.

Bathrooms per person

Count bathrooms against the number of people. Morning queues are a real issue in large households.

Position in the block

Large units are often at corners or ends of a block, which can mean more windows and cross-ventilation. Check the site plan for what the unit faces.

Coming from an HDB Executive flat?

Large and multi-generational households often come from Executive flats, which have three bedrooms plus a larger living and dining area, or from HDB 3Gen flats, which have four bedrooms. A “5 room condo” search usually means five bedrooms, which is this type; an HDB 5-room flat has three bedrooms and is closer to the 3 bedroom or 4 bedroom.

A typical Executive flat is about 130–154 sqm (roughly 1,400–1,660 sq ft). The indicative 1,679 sq ft is at or just above the top of that range on paper, but it holds five bedrooms instead of three, and a condo’s strata area can include the balcony, AC ledge and household shelter. So expect more rooms, each a little smaller, and a living area that may feel tighter than an Executive flat’s.

  • Common space: check that everyone can still sit down together for a meal.
  • Who gets which room: map your current household onto the final plan, including any helper.

HDB sizes are approximate and vary by block and year; verify with HDB. The 1,679 sq ft is indicative, referencing Parktown Residence.

Illustrative price maths (estimate)

No prices have been released. Using analysts’ expected average of S$2,500–2,600 psf on the indicative 1,679 sq ft:

At S$2,500 psf At S$2,600 psf
Illustrative quantum S$4,197,500 S$4,365,400
Buyer’s Stamp Duty (BSD) S$191,450 S$201,524
25% down payment (75% LTV) S$1,049,375 S$1,091,350
of which minimum cash (5%) S$209,875 S$218,270

Large units are sometimes priced at a lower psf than smaller ones, but that is not known for this project. Verify all figures with IRAS, CPF and your bank.

Points to weigh before committing

  • Quantum and CPF. At over S$4m, CPF Ordinary Account savings are likely to cover a smaller share. CPF use is capped by the Valuation Limit and Withdrawal Limit unless the Basic Retirement Sum is set aside.
  • Loan and TDSR. A loan of over S$3m (75% of the illustrative quantum) needs substantial combined income under the 55% TDSR, tested at a 4% interest rate. Get an in-principle approval early.
  • Future resale. The pool of buyers who need five bedrooms and can afford this quantum is smaller than for 2 and 3 bedroom units, so plan to hold for the long term. This is a general observation, not a forecast.
  • Maintenance fees. Fees are charged by share value, so larger units pay more. No figures have been announced for this project.

Tip: list who will live in each room for the next ten years. If the answer changes after a few years, the 4 bedroom may be the better fit.
