Condo Prices in Singapore (2026): URA Index, New-Launch psf and Where Hougang Sits

What URA’s price index and recent transactions say about condo prices in Singapore in 2026, from city launches above S$3,000 psf to Hougang resale below S$1,900 psf.

Condo prices in Singapore depend on which market you mean. A new launch next to an MRT station in the suburbs, a 15-year-old resale condo in the same town and a luxury project in District 10 can be more than S$1,500 psf apart. This guide starts with the national picture from URA’s price index, then narrows down to dollar-per-square-foot benchmarks, and ends with where Hougang and LinkTown Residences (Hougang Central Residences) sit on that range.

What the URA price index says

URA’s private residential property price index tracks the change in prices each quarter. It does not give a dollar psf, but it is the yardstick most analysts use.

Three points stand out. The 3.3% rise in 2025 was the smallest yearly gain since 2020, down from 3.9% in 2024. The suburbs (OCR) did most of the lifting in 2025 and early 2026. Then in Q2 2026 non-landed prices were flat overall, with city-fringe prices falling and the core rising. URA’s Q3 2026 flash estimate is due at the start of October 2026.

Sales volumes and supply

  • New sales picked up in 2025. Developers sold 10,815 private homes (excluding ECs) in 2025, against 6,469 in 2024. In Q2 2026 they sold 2,141.
  • Resale is the bigger market. There were 3,813 resale transactions in Q2 2026, 62% of all private sales that quarter.
  • Supply is building. At the end of Q2 2026 there were 42,472 units with planning approval in the pipeline, 15,810 of them unsold. URA’s 1 July 2026 flash release put total expected completions over the next few years at around 61,000 units, and the 2H 2026 Government Land Sales Confirmed List adds 4,745 more.

Reading the gaps

The spread inside the OCR is almost as wide as the gap between regions. Two things drive it:

  • Age and lease. A new launch starts with a full 99-year lease, new facilities and several years of construction ahead. Condos completed in 2018 or 2023 have already used some of their lease, but you can move in or rent out now.
  • What is downstairs. Integrated projects with a mall, bus interchange and MRT link (Pinery, Parktown, Sengkang Grand) sit at the top of the suburban range. Our new launch vs resale guide goes through the trade-off in detail.

Where Hougang and the OCR fit

Hougang is in postal District 19 and in the Outside Central Region, URA’s most affordable segment and the one where many HDB upgraders buy. The CCR, RCR and OCR explainer covers the boundaries.

Hougang’s larger resale condos, such as Riverfront Residences and Kingsford Waterbay along the Serangoon River and The Florence Residences near Kovan, have traded between about S$1,460 and S$1,900 psf on average over the past 12 months. LinkTown Residences changes that. It is part of a mixed-use Government Land Sales site at Hougang Central, with about 830 homes (UOL cites more than 800), a mall of about 300,000 sq ft, a new bus interchange and a direct link to Hougang MRT, which is set to become a North-East Line and Cross Island Line interchange around 2030. The consortium paid S$1,179 psf per plot ratio for the land in January 2026.

The analysts’ range would place Hougang Central Residences close to Pinery Residences and above Parktown Residence’s launch average of about S$2,360 psf, and well below city launches. How to track condo prices yourself

  1. URA quarterly releases: the flash estimate on the first working day of each quarter, final figures three to four weeks later.
  2. Caveat data: URA’s transaction search shows recent psf by project. Compare units of similar size, floor and age.
  3. Launch results: launch-weekend take-up and average psf, reported in the property press, show where new projects are pricing.
  4. Land prices: the psf per plot ratio paid at a land tender hints at where the eventual selling price will sit.

Tip: before comparing psf, check the unit size. Small units usually carry a higher psf but a lower total price, so a 2-bedroom and a 4-bedroom in the same project are not like-for-like.
