Serangoon: A Resident’s Guide to the Interchange Town Two Stops from Hougang

Serangoon is the north-east’s crossroads. Its town centre sits on an MRT interchange for the North East and Circle lines, with one of the region’s biggest malls built over the station, and its western half is a garden estate of low houses and evening hawker crowds. For Hougang residents it is two stops away and often the first change of train on the way anywhere else. This guide looks at the town as a place to live and to visit, with notes for buyers following LinkTown Residences (Hougang Central Residences) at Hougang MRT (NE14).

Character: an older town with a transport heart

Serangoon is one of Singapore’s oldest place names, and much of the land along Upper Serangoon Road was plantation country long before the flats came. Today the town mixes HDB estates from several decades with private homes, many of them landed, and it has an older population than Punggol or Sengkang. The Ministry of Health noted in late 2025 that about one in five Serangoon residents is aged 65 or over. It feels settled rather than new, with more trees and low-rise streets than the towns further up the line.

Transport: NEL, Circle Line and two CRL stations

Serangoon (NE12/CC13) is the interchange. The North East Line runs south to Dhoby Ghaut, Outram Park and HarbourFront and north to Hougang, Sengkang and Punggol. The Circle Line runs west to Bishan and east to Paya Lebar, which makes Serangoon the easiest transfer point for Hougang residents heading to either. Malls and everyday shopping

NEX, at 23 Serangoon Central, is the big one: a FairPrice Xtra, Shaw Theatres, food courts, fashion and electronics, and Serangoon Public Library on the rooftop. The Isetan department store there closed on 26 April 2026, so expect some reshuffling of that space. Read our NEX guide for what is inside. Food

Serangoon’s best-known food address is Chomp Chomp Food Centre on Kensington Park Road, an NEA hawker centre with 36 cooked food stalls that comes alive in the evening. Serangoon Garden Market on Serangoon Garden Way, with 46 cooked food stalls, is the daytime option a short walk away. Around Serangoon Central, NEX’s food courts and the coffee shops under the blocks handle everyday meals, and Kovan’s market is one stop up the line. Hawker centres close for cleaning and repairs a few times a year, and stall hours vary, so check before you go.

Parks and green space

Serangoon has smaller neighbourhood parks rather than one large one, but it is well placed. Punggol Park, with its lake loop, is a short ride north-east in Hougang, and the Circle Line puts Bishan–Ang Mo Kio Park within easy reach. Park connectors link the town towards Punggol Park and the rest of the north-east network for cyclists and runners.

Schools and healthcare at a glance

• Healthcare: Serangoon Polyclinic, run by NHG, sits opposite NEX and was officially opened on 29 November 2025. MOH described it as Singapore’s largest polyclinic to date, with dental chairs, an Active Ageing Centre and a dialysis centre in the same building. For hospitals, the NEL runs direct to Outram Park for the Singapore General Hospital campus, and Sengkang General Hospital is four stops north.

Housing mix

Serangoon has a more even mix than the newer towns. HDB estates cluster around Serangoon Central and Serangoon North; landed homes dominate Serangoon Gardens; and condos line Upper Serangoon Road, Lorong Chuan and the roads near the Circle Line. Why a LinkTown resident would go

Most Hougang Central residents will pass through Serangoon more than they stop there: it is the Circle Line transfer for Paya Lebar, Bishan and the west. When they do stop, it is for NEX on a rainy day, the polyclinic, or supper at Chomp Chomp. The comparison also matters for buyers.
