Can a Single Buy a Condo in Singapore? Age, ABSD and Loan Limits for Singles

Singles do not have to wait until 35 to buy a private condo. What the rules actually say, how much income a bank wants to see, and an illustrative 1-bedroom + study at Hougang Central Residences.

Can a single buy a condo in Singapore? Yes, and there is no need to wait until 35. That age limit belongs to HDB’s singles schemes, not to private property. A Singapore Citizen single can buy a private condo as soon as they can contract, generally from 21, provided the bank will lend and the stamp duty is paid. This guide covers what singles need to know, using an illustrative 1-bedroom + study at LinkTown Residences (Hougang Central Residences), the condo planned above Hougang MRT (NE14).

Stamp duty for singles

  • Singapore Citizen, first home: BSD only; ABSD is nil.
  • Singapore PR, first home: BSD plus 5% ABSD. See our guide to PR stamp duty on a condo.
  • Already own a flat: the condo is a second property, so a citizen pays 20% ABSD. A single has no married-couple refund to fall back on.
  • Single citizens aged 55 and above: since 16 February 2024, IRAS offers an ABSD refund on a second home if the first is sold within the timeline and the new home is of lower value, among other conditions. See IRAS’s concession for single SC seniors.

Borrowing on one income

A single borrower faces the same MAS rules as a couple, with only one salary to carry them:

  • TDSR: all monthly debts must stay within 55% of income, with the home loan tested at 4% for private property.
  • LTV: up to 75% on a first housing loan, if the tenure is 30 years or less and does not run past age 65. Beyond that, the limit drops to 55%.
  • Cash: at least 5% of the price in cash at 75% LTV, rising to 10% at 55% LTV.

Age therefore matters more than it does for a couple. A 30-year-old can take a 30-year loan at full LTV; a 40-year-old keeping to the 75% tier is limited to about 25 years, which pushes the instalment up. The TDSR guide shows the maths for every indicative LinkTown unit.

Worked example: a 1-bedroom + study

Illustrative only. LinkTown Residences has no prices yet. The 506 sq ft size is indicative, based on the developers’ recent project Parktown Residence, not LinkTown’s final plans. Price uses analysts’ estimated S$2,500 psf; at S$2,600 psf the price would be about S$1,315,600.

A Singapore Citizen single who owns no property buys the indicative 1-bedroom + study at S$1,265,000.

A car loan or other debts reduce the room left for the mortgage one for one. Actual instalments will be lower than the stress-test figure while rates sit below 4%, and on a new launch the loan is drawn in stages, so early payments are small. Try your own numbers:

Costs singles often underplay

  • Maintenance fees and property tax fall on one person. The cost of owning a condo guide lists the running costs.
  • Cash early: the 5% booking fee, BSD and the 15% instalment land within about two months of booking. See condo down payment.
  • Future plans: if you marry later and your spouse owns a flat, the next purchase may involve ABSD for the couple. Plan with both property counts in mind.

Frequently asked questions

Can a single buy a condo in Singapore before age 35?

Yes. The age-35 rule applies to singles buying HDB flats. A Singapore Citizen single who has legal capacity to contract, generally from age 21, can buy a private condo, subject to the usual loan and stamp duty rules.

Do singles pay ABSD on their first condo?

A Singapore Citizen single pays no ABSD on a first residential property. A single PR pays 5%. BSD applies to everyone.

How much income does a single need for a condo?

It depends on the price and your other debts. As an illustration, a 75% loan on a S$1,265,000 unit over 30 years at the 4% stress rate needs about S$8,240 a month of income with no other debts. A shorter tenure raises that figure.

Can a single get the married-couple ABSD refund on a second home?

No. The refund is for married couples with a Singapore Citizen spouse. Since 16 February 2024, single Singapore Citizens aged 55 and above have their own ABSD refund concession for a lower-value replacement home, subject to IRAS conditions.
