Dual Key Condo Singapore: How It Works, Pros, Cons and the Rules
One unit, two front doors. What a dual key condo is, who it suits, how stamp duty, loans and renting work, and whether Hougang Central Residences will offer one.

A dual key condo gives you two living spaces behind one front door. For families who want grandparents close but not in the next bedroom, or owners who like the idea of renting out a studio, it can be a neat answer. It also has costs and limits that are easy to miss on a floor plan. Here is how dual-key units work in Singapore, what the rules say, and where things stand for LinkTown Residences (Hougang Central Residences), the new private condo planned at Hougang Central.
Will LinkTown Residences have dual key units? Not yet known. The developers have not released the unit mix or floor plans. The indicative sizes on this site (based on their recent project Parktown Residence) do not include a dual-key type. We will confirm on the floor plans page once plans are published. What a dual key condo is
From the common corridor you open one main door into a small shared foyer. From there, two internal doors lead to two separate spaces:
- The main unit: typically a 2- or 3-bedroom home with living, dining and kitchen.
- The studio: a compact room with its own bathroom and usually a kitchenette.
Each side can be locked, so two households can keep their own routines. Layouts vary a great deal from project to project, so treat any description as general until you have the actual plan.
The rules that apply
One strata title, one property
Legally a dual-key unit is a single unit. It has one strata title, one owner or set of co-owners, and one mortgage. You cannot sell, transfer or mortgage the studio on its own.
Stamp duty
- ABSD: the unit counts as one residential property. That is a key reason families look at dual-key units: two generations can live separately without either buying a second home. Our ABSD guide has the rates.
- Joint buyers: if parents and adult children buy together, ABSD is based on the co-buyer with the highest rate. If any one of you already owns a property, including an HDB flat or a partial share, the whole purchase is affected.
- BSD: charged on the full price in tiers, so a larger dual-key unit pays more BSD than a smaller standard one.
Loans and CPF
The unit is financed as one property. TDSR and loan-to-value limits apply to the borrowers named on the loan. Banks decide for themselves whether expected rent from the studio counts as income; do not assume it will. Co-owners can generally use CPF Ordinary Account savings within the usual limits. Renting out the studio
- Private homes have a minimum rental period of three consecutive months, and URA caps the number of occupants.
- Condo by-laws set by the management corporation may add house rules.
- Tenancy agreements attract stamp duty on the lease, usually paid by the tenant.
- Rent is taxable income for the owner.
- Property tax: IRAS says owners who let out part of their home while still living in it remain eligible for owner-occupier rates. Renting out both parts and moving out means the higher non-owner-occupier rates. See our property tax guide.

Worked example: one dual-key unit vs two separate units
Illustrative only. LinkTown Residences has no prices and no confirmed dual-key type. We use the developers’ indicative sizes from Parktown Residence and analysts’ estimates of S$2,500 psf. The “dual-key” price is a stand-in using the indicative 1,496 sq ft size, not a real unit.
A Singaporean couple with no property wants to live near their parents, who are also Singapore Citizens. Compare two routes.
Route A: two units. The couple buys a 3-bedroom (1,066 sq ft, about S$2,665,000) and the parents, who already own an HDB flat past its Minimum Occupation Period and will keep it, buy a 1-Bedroom + Study (506 sq ft, about S$1,265,000). The parents’ purchase is their second property.
- BSD on the 3-bedroom: S$102,850. ABSD: nil.
- BSD on the 1+Study: S$35,200. ABSD at 20%: S$253,000.
- Total stamp duty: S$391,050.
Route B: one larger unit. The couple alone buys a hypothetical dual-key unit of about 1,496 sq ft at S$3,740,000. The parents move into the studio and keep their flat, subject to HDB’s rules on occupying or renting it out.
- BSD: S$164,000. ABSD: nil, as a first home for the couple.
- Total stamp duty: S$164,000.
Route B saves over S$227,000 in stamp duty, but the couple carries a larger loan alone, and the parents have no share in the home. If the parents were added to the title, their flat would count and ABSD would apply at the highest co-buyer rate. The right answer depends on income, ages, estate planning and how long the arrangement is meant to last. Check the numbers with your bank and IRAS before deciding.
What to check on any dual-key plan
- The split: how many square feet go to the studio versus the main home?
- Kitchen in the studio: a full kitchen or just a pantry sink?
- Noise and privacy: which walls do the two spaces share, and where do the doors open?
- Location in the block: dual-key units are sometimes placed in particular stacks; check facing and floor.
- Resale pool: ask what share of the project is dual-key, and how similar units elsewhere have resold.
For a family living at LinkTown Residences, the draw would be the location: directly linked to Hougang MRT (NE14) on the North-East Line, with the future Cross Island Line interchange and a new mall and bus interchange on the same site.
