Hougang BTO in 2026: Is One Coming, and How Does It Compare with a Condo?

No recent BTO exercise has included a Hougang project. Here is what HDB has launched nearby, the 2026 eligibility rules, and how a BTO compares with a condo at Hougang Central.

Searches for a Hougang BTO come from two groups: young couples who grew up in the town and want to stay, and families already in Hougang weighing a new flat against a condo. The short answer for 2026 is that HDB has not offered a Hougang BTO project in its recent exercises. This guide sets out what HDB has launched, what has changed in the eligibility rules, and how the BTO route compares with buying a condo such as LinkTown Residences (Hougang Central Residences).

The newest HDB blocks in Hougang are on Hougang Street 12 and 13: ten blocks completed in 2025 and four more in 2026, according to HDB’s property data on data.gov.sg. Hougang is a mature town with little vacant land, so new projects come in small pockets rather than large estates. HDB only confirms sites close to each exercise, so we don’t speculate about future ones.

What a nearby BTO costs

The closest recent reference is Fernvale Plains in Sengkang, a Standard project in the October 2025 exercise with an estimated wait of about 32 months. Indicative prices before grants were about S$344,000–472,000 for a 4-room and S$466,000–617,000 for a 5-room. Across that exercise, estimated waits ran from about 31 months to 59 months.

For comparison, Hougang’s median resale prices from January to September 2026 were about S$619,000 for a 4-room and S$775,000 for a 5-room, based on HDB resale data. On analysts’ estimates of S$2,500–2,600 psf, an indicative 3-bedroom of 1,066 sq ft at LinkTown Residences would be about S$2.67m–2.77m. Sizes are indicative, referencing the developers’ Parktown Residence; prices are not released.

BTO eligibility after the 2026 changes

  • Income ceiling: raised at the National Day Rally 2026 to S$16,000 a month for families and S$8,000 for singles, for HFE letter applications from 24 August 2026 (HDB, August 2026).
  • Private property: you must not own any private residential property, in Singapore or overseas. If you sold one, you must wait 30 months from the legal completion of the sale before applying for the HFE letter.
  • Flat classification: since October 2024, new flats are Standard, Plus or Prime. Standard flats carry a 5-year MOP; Plus and Prime carry 10 years, plus other conditions.

Both routes involve a wait, but they are different kinds of wait. A BTO needs you to win a ballot and then wait for construction. A new launch lets you pick a unit on booking day and pay progressively while it is built. Our Hougang condo new launch guide lists the private options near the town. Three realistic paths for Hougang families

1. BTO elsewhere, Hougang later

Apply in a nearby town such as Sengkang, build equity and CPF savings through the MOP, then move back to Hougang as a resale flat buyer or condo upgrader. This keeps early costs lowest.

2. Hougang resale flat now

3. Straight to a condo

Households above the income ceiling, or already past an MOP, may skip the BTO route. You give up subsidies and need a 25% down payment, but gain choice of location and no MOP. Is there a Hougang BTO launch in 2026?

Not in the exercises announced so far. HDB’s February and June 2026 BTO exercises and the October 2026 exercise (Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun) do not include a Hougang project. Check the HDB Flat Portal before each exercise.

What is the BTO income ceiling in 2026?

S$16,000 a month for families and S$8,000 for singles, for those applying for an HDB Flat Eligibility letter from 24 August 2026. It was previously S$14,000 and S$7,000.

Can I buy a BTO if I own a private condo?

Not while you own it. To buy a flat from HDB you must not own private residential property, and if you sold one you must wait 30 months from the legal completion of that sale before applying for the HFE letter.

How long is the wait for a BTO flat?

It varies by project. In HDB’s October 2025 exercise, estimated waiting times ranged from about 31 to 59 months, and HDB also offers Shorter Waiting Time flats in some exercises.
