If you live in Hougang, Hougang Mall is where the weekly shop, the quick dinner and the errand you keep putting off usually happen. It sits at 90 Hougang Avenue 10, beside Hougang MRT (NE14) and Hougang Central Bus Interchange, and it has just been through a phased revamp that ran from 2025 to September 2026. What changed in the revamp

Frasers Centrepoint Trust started an asset enhancement programme at the mall in April 2025, with the work done in phases so the mall stayed open. Reported cost was around S$51 million. Basement 1 and level 1 reopened first, with a soft-opening week in early January 2026. By late July 2026, the trust said more than 98% of the revamped space had been committed and that over 40% of units had gone to tenants new to the mall. The programme was due to finish in September 2026.

The visible changes for shoppers: brighter interiors, a new entrance, upgraded toilets and lift lobbies, and a noticeably bigger food line-up on the lower floors. Several older tenants left during the works, so if you have not been since 2024, expect a different mix.

Basement 1: groceries and takeaway

• FairPrice Finest (#B1-07), which opened on 1 August 2026. It is the mall’s main supermarket and the reason many people visit.
• Pharmacy and health: Guardian, Eu Yan Sang and Hockhua Tonic.
• Everyday services: Mister Minit, a money changer, a photo shop and a pet shop (Pet Lovers Centre).
• Bakeries and snacks: Bengawan Solo, Bee Cheng Hiang, Dough Culture, Polar Puffs & Cakes, Swee Heng 1989 Classic, Ritz Apple Strudel and more.

Level 1: fashion, phones and the new big box

• Decathlon, one of the headline new tenants from the revamp.
• Skechers, Xiaomi Store, Lenskart, OWNDAYS, Pierre Cardin and jewellers such as Poh Heng and SK Jewellery.
• OCBC and a MoneyMax branch.

Levels 2 to 4: electronics, books, services

• Harvey Norman (level 2) and POPULAR Bookstore (level 3), both long-standing anchors.
• DAISO & Standard Products and Watsons on level 3; Valu$ on level 4.

Xiang Xiang Hunan Cuisine opened at #02-25 on 1 May 2026. A few outlets, such as Dabba Street and Lau Wang Claypot Delights, were still listed as “coming soon” in late September 2026. Library status: Cheng San Public Library

The library revamp runs alongside the mall’s own upgrade, so the two should reopen as a pair of attractions for families in Hougang Central next year.

Getting to Hougang Mall from Hougang Central

• By MRT: Hougang (NE14) on the North East Line. Follow the signs for Hougang Central and the bus interchange; the mall is a short walk from the station. Our Hougang MRT guide covers the exits.

What Hougang Mall means for LinkTown Residences

LinkTown Residences is planned directly above Hougang MRT and a new integrated bus interchange, and Hougang Mall is about a two-minute walk from the site. The Hougang Central integrated development will also bring its own mall of about 300,000 sq ft, developed and owned by CapitaLand Integrated Commercial Trust, which is set to become the largest mall in Hougang when the project completes around 2030 to 2031.

For residents, that means two malls within a few minutes on foot: a refreshed Hougang Mall with a supermarket, food court and library, and a larger new mall with a town plaza and more food and beverage choice. Hougang has historically had far less private retail space per resident than the national average (about 2.8 sq ft per head versus 11.4 sq ft), so the extra space matters for daily convenience. How that translates into prices or rents is not something anyone can promise; it is simply one of the reasons the site draws interest.
