Sengkang Grand Mall is the integrated development above Buangkok MRT station (NE15), one stop north of Hougang. Shops and anchors

The mall is compact and built for daily needs rather than a day out. The mall names FairPrice Finest, McDonald’s, Uniqlo and MindChamps PreSchool among its tenants, and CapitaLand’s store pages list others such as Watsons and An Acai Affair.

Buangkok Hawker Centre

Restaurants and quick bites

McDonald’s is the best-known name, alongside casual chains, dessert and drinks counters. For a sit-down meal with more choice, Compass One is one stop further north.

Families and facilities

• Playgrounds: an outdoor playground on level 1 and a second one on level 2 (listed as open 10am to 10pm).
• Nursing rooms on level 1, with hot and cold water dispensers.
• Toilets on every floor.
• Preschool and childcare: MindChamps PreSchool, and a childcare centre within the development.

Transport links

• MRT: Buangkok (NE15) on the North East Line.
• Bus: Buangkok Bus Interchange opened on 1 December 2024 inside the development, replacing Compassvale Bus Interchange. The mall lists services 27, 43, 43A, 43e, 102, 104, 114, 114A, 156 and 965 around the station and interchange. Routes change, so use a journey planner.
• Car: a basement car park with four fast EV charging bays at basement 1. The mall says it is under five minutes’ drive to the KPE and TPE, and it publishes separate daytime and evening rates.

Tips for visiting

• Mealtimes: the hawker centre is at its busiest at weekday lunch and weekend dinner. Go a little before noon or after 1.30pm for an easier table.
• Groceries: the supermarket is quietest on weekday mornings and busiest straight after work.
• With children: combine the level 1 playground with a meal; the level 2 playground has its own listed hours, so check before promising a visit.
• Driving: if you are charging an EV, there are only four fast bays, so have a back-up plan.

What living above an integrated hub is like

Sengkang Grand is a good place to see the trade-offs for yourself before a launch. The upside is obvious: sheltered access to the MRT, buses, groceries and a hawker centre without crossing a road. The points to judge in person are the crowds at mealtimes and peak hours, how busy the bus interchange feels, and how far the residential lobbies sit from the public areas. Spend an evening there and you will have a clearer view of which stacks and facings you would prefer in any integrated project, including the one planned at Hougang Central.
