Waterway Point: Shops, Food, Cinema and Getting There from Hougang

Waterway Point is the mall most people in the north-east mean when they say “let’s go Punggol”. It sits at 83 Punggol Central, built over Punggol MRT/LRT station (NE17) and the bus interchange, with its riverside side facing the Punggol Waterway. If you are weighing up LinkTown Residences (Hougang Central Residences), it is the big regional mall you would reach in three MRT stops, so it is worth knowing what it offers and what it does not.

FCT’s annual report places Waterway Point among Singapore’s ten largest suburban malls. For comparison, the same report lists Hougang Mall at about 165,765 sq ft, so Waterway Point is well over twice its size.

Anchor tenants

The trust names a short list of anchors, and these are the reasons most visitors come:

• FairPrice Finest, described by the owner as a 24-hour supermarket. It is the main grocery stop for much of central Punggol.
• Don Don Donki, the Japanese discount chain, for snacks, fresh produce and household goods.
• Shaw Theatres, with 11 screens including an IMAX hall. Since the Shaw cinema at The Seletar Mall closed in December 2024, this is the main cinema for Punggol and much of Sengkang.
• Uniqlo, Best Denki and Toys “R” Us for clothing, electronics and toys.
• Cookhouse by Koufu, the mall’s food court.

Around them, the store listing covers the usual suburban mix: sportswear (Adidas), shoes (Bata), a bedding shop, banks such as Bank of China, dental clinics, enrichment centres and phone shops. The mall is split into an East Wing and a West Wing, and the listing shows each shop’s wing and floor, which saves a lot of walking.

Food: what to expect

Food and beverage is the mall’s biggest trade. In FCT’s figures it makes up about 39% of the mall’s rental income, far ahead of any other category, so you are rarely short of options.

• Cheaper meals: Cookhouse by Koufu, the food court, is the budget option under one roof.
• Quick bites: the basement has fast-food and snack counters; the listing includes A&W and Auntie Anne’s in the East Wing basement and Bee Cheng Hiang in the West Wing.

Families, library and health

The mall has a “Family” section on its website listing children’s facilities and events, and it is worth checking there before a weekend visit because play areas and pop-up events rotate. There is no public library or polyclinic inside Waterway Point itself:

• Library: Punggol Regional Library is at One Punggol on Punggol Drive, a short walk or one LRT stop west.
• Polyclinic: SingHealth Polyclinics Punggol is at Oasis Terraces, two stops round the East loop of the LRT.
• Outdoors: the waterway frontage leads straight onto the paths of Punggol Waterway Park, so a mall trip easily turns into an evening walk.

Transport links

This is the mall’s strongest point. According to FCT, it connects directly to Punggol MRT station, Punggol LRT station and Punggol Bus Interchange, and drivers reach it from the Tampines Expressway (TPE) and Seletar Expressway (SLE). One stop further north, Punggol Coast (NE18) serves the newer Punggol Coast Mall in the Digital District. It is newer and more open-air, but it has no cinema and is smaller, so Waterway Point remains the main all-round mall.

Getting there from Hougang Central

What it means for LinkTown Residences

For anyone living at Hougang Central, Waterway Point fills the gaps a neighbourhood mall cannot: an IMAX cinema, a round-the-clock supermarket and a bigger choice of chains. It is close enough for a weeknight film without a car.

Day to day, residents will lean more on what is next door. LinkTown Residences is planned directly above Hougang MRT and a new integrated bus interchange, with its own mall of about 300,000 sq ft, developed and owned by CapitaLand Integrated Commercial Trust and set to be the largest mall in Hougang when the project completes around 2030 to 2031. Hougang Mall is about a two-minute walk from the site. Waterway Point is the weekend option on top of that, not a substitute. Nothing here says how any of this will affect prices or rents; it simply describes convenience.
